It is structural work before it is anything else: the house below has to be able to carry a new floor, the roof comes off for a period, and a staircase has to find a sensible place in a plan that was never drawn to have one.

Families usually reach this point for one of two reasons. Either the block has no room left to build outwards, or the garden is worth more to them than the floor area they would lose by covering it. Going up keeps the yard and the northern light, and on a narrow inner-suburban site it is often the only way to add real space at all. The trade-off is that the work is more disruptive, takes longer, and depends entirely on what is already underneath you.

What Makes a Second Storey Different

A second-storey addition usually involves:

  • Checking what the house can carry. The footings, the wall structure and the soil decide whether the project is possible before any design work matters. Older homes on reactive clay, or with shallow footings, may need underpinning or new structural steel carried down to ground.
  • Removing and rebuilding the roof. The house is weatherproofed while that happens, but this is the stage that sets the timing of everything else and the one most affected by weather.
  • Finding room for a staircase. A staircase takes floor area from the level you already like. Where it lands usually decides the whole upstairs plan, so it is settled early.
  • Planning questions that only apply upstairs. Overlooking into a neighbour’s private open space, overshadowing their yard or solar panels, and how the new form reads from the street.
  • Services that were never sized for it. Existing switchboards, hot water and drainage often need upgrading to serve a second floor.
  • Living elsewhere for part of the build. This rarely applies to a rear addition and almost always applies here, at least while the roof is off.

Q: Will we have to move out? A: Usually for part of it. While the roof is off the house cannot be lived in safely. We plan that stage as tightly as we can and tell you the likely window early, so you can arrange somewhere rather than be told at short notice.

Q: How long does it take? A: Longer than a rear addition of the same floor area, because the structural work and the roof stage come before any of the visible progress.

What We're Most Often Asked About Adding a Second Storey

Q: Can every house take a second storey?

A: No. It depends on the footings, the wall structure and the soil, and that assessment comes before any design work because it is the question that decides whether the project is sensible at all. A double-brick home and a timber-framed home on the same street can give completely different answers.

Q: What do people usually put upstairs? A: Most often bedrooms and a bathroom, with the living areas staying below. That keeps the staircase in one place and the plumbing stacked above the existing wet areas, which is simpler to build and less disruptive to what is already there.

Q: How is overlooking handled? A: Window placement, sill heights, obscure glazing and screening are designed in from the start. It is far easier to solve on paper than to fix after a neighbour objects.

Q: Do we need a planning permit as well as a building permit? A: Often yes. An upper level changes what neighbours see and what shadows fall where, so councils look at it more closely than a single-storey addition at the rear.

Q: Can we keep the front of the house as it is? A: Usually, and in a heritage or character street it is often required. The new level is commonly set back so the original roofline still reads from the footpath.
